Choosing the right building site. For most people, building a new facility is a once in a life time experience. We believe it should be a successful experience. Point Builders will work with you on a variety of development services that you may need additional assistance with. We have exsisting facilities for lease or sale, we will build-to-suit on undeveloped property, and we can remodel and/or add an addition to your exsisting building. With regards to locating a new site, we carefully consider all aspects and ask the follwing questions to ensure your business is located on the proper site.

Is the site zoned correctly for final end use?
Will you need to expand, sell or relocate in the future?
Are there covenant restrictions for certain exterior finishes?
Are there any environmental issues you should be aware of?
What utilities and/or roads may need to be added to access the site?

We can also help you with financial incentives including building trade-ins or buy-back options. Point Builders will work with appraisers for you. We can offer leasing alternatives and give you the options to buy the property at a later time. We will work to get you TIF (Tax Incremental Financing) by:

Working with the city or county to find available tax incentives,
Working to find any direct tax relief,
And working to lower the overall mortgage price.

Falls Point Industrial Park in Cedar Falls, Iowa is a 36.5 acre development for retail, commercial, and industrial users. Property is located near Highway 20 and Highway 58 with lot sizes from 0.9 to 2.2 acres. Numerous lots are still availabe, including 10 which are facing Highway 58.
